Matanky Realty Group is proud to announce the successful closing of a 1.85-acre development site located at the highly trafficked intersection of 147th Street and Dixie Highway in Harvey, Illinois.

This strategically positioned site serves as a key gateway into Harvey and benefits from exceptional visibility and traffic exposure, with approximately 55,000 VPD at the intersection and more than 105,000 VPD visible from nearby I-57. These fundamentals position the site well for long-term commercial success.

The transaction closed on December 31, 2025, with E&S Development, LLC as the tenant and AGG, LLC as the owner. Matanky Realty Group represented the seller in the transaction, with Terri Cox leading the deal.

Beyond the sale, Matanky Realty Group remains actively involved in the project, providing leasing services for the development. A 4,000-square-foot lease is currently out for signature, further advancing the site’s momentum.

This development is part of a broader 13-acre vision that has been years in the making and reflects a shared commitment to revitalizing Harvey’s commercial landscape. Project renderings will be released soon, and Matanky Realty Group is also working toward the potential closing of an adjacent 7.3-acre neighboring parcel, which would further enhance the scale and impact of this gateway development.
