10 New Tenants in 18 Months (2015)
Just prior to Senior Broker Zach Slagle being assigned to the center, junior anchor, Pay Half Stores, notified ownership of its closing. Slagle was tasked with filling the junior anchor space, along with the multiple small shop spaces within the center. In order to accomplish this, Slagle formulated a leasing strategy around discount retailers and service-based tenants.
In 18 months, Slagle added 10 new tenants totaling 24,000 sf of retail space bringing Olympia Plaza’s occupancy to 92%.

Different Approach Fully Leases Center (2018)
When Senior Broker Zach Slagle took on the listing in 2018, the property was anchored by a free-standing Aldi and Jen-care. The third building in the development was a small strip center comprised of 7 units with a vacancy rate near 90%. Slagle conducted a comprehensive market study that detailed high turnover for small shop tenants along 95th Street. He formulated a strategy that combined multiple units to make enough space to attract national tenant, Family Dollar.

When Senior Broker, Zach Slagle took over leasing responsibilities in mid-2018, the center’s vacancy rate approached 31%, the majority of which included smaller units in raw condition. Due to the capital required to build-out the space, and limited tenant pool, Slagle had to get creative in his leasing strategy. He relocated two tenants, creating a larger space for junior anchor, Anytime Fitness, while also adding AT&T.
In 18 months leasing the property, Slagle more than doubled the property’s value and filled a shopping center that had units vacant for 15 years.
