Just prior to Senior Broker Zach Slagle being assigned to the center, junior anchor, Pay Half Stores, notified ownership of its closing. Slagle was tasked with stabilizing this community center by not only filling the junior anchor unit but also leasing the smaller vacancies that had become available.
Slagle cold called and prospected hundreds of tenants, including; local, regional, and national tenants. Slagle targeted large national, credit tenants for the junior anchor vacancy while marketing the smaller units to service-based tenants. Slagle was able to highlight the market gaps for specific retail categories, and convert showings into letter of intents.
In 18 months, Slagle added 10 new tenants totaling 24,000 sf of retail space bringing Olympia Plaza’s occupancy to 92%.
Some of the work at this retail center helped Slagle earn CoStar PowerBroker award and made him Chicago’s Underserved Market Expert. For the past 4 years, Slagle has held the position of the #1 broker in Chicago’s underserved markets, by deal count and volume, according to CoStar reports.
