Case Study: Different Approach Fully Leases Center

In the spring of 2018, Senior Broker Zach Slagle represented the landlord of a multi-tenant retail center on 95th Street in the Jeffery Manor neighborhood. Though the property had strong, freestanding anchors, Aldi and Jen-Care, the property’s third building was 90% vacant with multiple small shop vacancies.
Slagle conducted a comprehensive market study to analyze local turnover and vacancy rates. He leveraged his southside expertise to formulate a strategy that combined the 9,700 SF of vacancy into a single unit for a credit tenant. After securing the lease from Family Dollar, Slagle remained involved in the design and build-out. He also helped engage the community for approval of the project.
Some of the work at this retail center helped Slagle earn CoStar PowerBroker award and made him Chicago’s Underserved Market Expert. For the past 4 years, Slagle has held the position of the #1 broker in Chicago’s underserved markets, by deal count and volume, according to CoStar reports.
