Case Study: Industrial Building Sells in Less Than 8 Months at Ask
1443 W. 41st Street
Chicago, IL 60609
Richwill Enterprises hired Senior Vice President, Terri Cox to sell its third generation cold and dry storage 183,029 SF building. The property was situated on 5.32 acres in an industrial hub of Chicago’s back-of-the-yards neighborhood.
At the time Matanky Realty Group was retained, the property was being utilized as a cold and dry storage warehouse. However, it had a much more historic past. From the 1800’s through the 1900’s, the building was owned and operated by meatpacking titan, Swift & Co.
The building’s age and client’s desired timeline added additional challenges. The new owner would need to modernize older portions of the property that were not in use by the current tenant for quite some time. This meant that Cox had to find the right user who would understand the upside potential of this centrally located property.
She ultimately sold the property in less than 8 months to a local industrial user. Cox also received the full list price.
Cox is a licensed real estate agent with over 30 years of experience in sales and marketing, and she has worked exclusively as a commercial real estate broker for 25 years, representing the interests of developers, landlords and tenants of commercial space in the Chicago metropolitan area.
Cox has been recognized five times as a CoStar PowerBroker, an effort awarded to only the top 15 brokers in each market. She was also twice recognized as a Chicago Neighborhood Developer of the Year.
